Lease Terms
A new lease is offered on FRI terms, with 3 yearly rent reviews for a term of years to suit the ingoing business. The rent to be open market value for a lease of the site and building with a reduction for paying back the capital cost of the initial works over the term of the lease. Rental offers are invited stating the use/s proposed and length of lease required. Comprehensive details and credit checks will be required in due course.

Business Rates
Business Rates will be assessed by the District Valuer once the use of the building has been determined. Any agreement for a new lease will require that if planning permission is needed it will be obtained at the tenant's expense before completion.

It is believed that the property was previously connected to mains water, drainage, gas and electricity.  However all supplies have been disconnected and meters removed and therefore significant costs will need to be incurred to have supplies reconnected, install meters and ensure that foul and storm water sewers are of sufficient capacity and in suitable condition for the proposed use.  No electrical certificate is available due to the lack of an electricity supply and any prospective tenant must assume that any existing installations are unsafe and not compliant with current regulations.

The Council will undertake credit checks and obtain references on the prospective tenant.
